Paolo Abellera brings nearly 25 years of experience in real estate, lending, finance, wealth management, and entrepreneurship to Cedar Pointe Capital Partners. His involvement in real estate and lending began in 2003, and while still in college, he purchased his first investment property in 2005. A graduate of Santa Clara University with degrees in Finance and Marketing, Paolo began his professional career in commercial lending, where he built a strong foundation in financial analysis, credit evaluation, risk assessment, and disciplined underwriting. He was quickly promoted to VP of Underwriting with United Security Bank, having underwritten loans in excess of $500 million throughout his career. He later worked as a financial advisor with Northwestern Mutual and New York Life, advising clients on financial planning, risk management, and long-term wealth strategies.

Paolo subsequently transitioned into entrepreneurship, founding and developing multiple multimillion-dollar healthcare companies. As an executive, he has been responsible for financial strategy, operations, marketing, organizational growth, and capital allocation. Managing businesses in a highly complex and regulated industry further shaped his approach to decision-making: understand the numbers, identify risk early, remain disciplined, and execute with a long-term perspective.

Today, Paolo applies that experience to multifamily real estate through Cedar Pointe Capital Partners. His investment approach emphasizes acquiring quality assets at a sound basis, using prudent leverage, conservatively underwriting potential investments, and identifying opportunities where strategic operational improvements can create sustainable value. Rather than relying on aggressive appreciation assumptions or market timing, Paolo believes investment performance should be driven by disciplined acquisition, thoughtful execution, and strong property-level fundamentals.
